Our CEO and Managing Partner, Gideon Pfeffer, led our team in executing a three-tiered capital structure to fund West Michigan’s most expensive multi-family transaction of 2023, the acquisition of The Grove Luxury Apartments for $94.8 million. This financing structure was unique for our firm and allowed us to maximize returns and minimize costs for our investors.
The Grove Luxury Apartments were the first brand-new multi-family community to join our portfolio and required no renovations. Our team was able to devise a “creative financing structure” that included a 99-year ground lease, mortgage, and equity combination to fund the acquisition.
